My mother in laws house is located in the Town of Brookhaven. Basement is finished but was finished many years ago. The windows are small, only 2, the boiler room has a hollow door and the exit door leads to garage. Can we sell this house with the basement as is? We were going to rent originally but would be too much more money to put in egress windows and such. Enough money has been spent on this house. Thanks
If you never filed permits for anything you will be alright. If you filed a permit and it’s not closed that is when it’s a major issue. It really boils down to the lender, many will just ignore a finished basement.

You can sell it without any problem as long as there is not stove or kitchen. I sold my house with basement that had an apartment, I ripped out the kitchen and that was that.
Cannot find any of her needed paperwork. There’s also an extension, i see a permit was filed cannot locate co. I guess we will be paying a visit to the town
Just a question... If the seller accepts a cash offer, would there be any need to be concerned over improvements made over the years without COs?
Depends on how the contract is written. If it's "as is", and no lender is involved, shouldn't be a problem.
Could be a problem for the buyers when they sell down the road
