I’ve noticed during my 10 months long house hunting that it appears it’s a common practice people apply for permit but never close it out(having DoB inspect the completion of work) until when they sell their houses. Is it because doing so will not increase the property tax?
Yes, that was loophole used to avoid paying taxes on the home improvements. But now the county doesn't wait until the permit is closed to tax you on the home improvement.
Tax assessment is performed by the County. Permits issued by Town or Village, who are in no rush to actually file anything with the County. The County already taxes toy on what they believe you have, permit or not.
Not closing out the permit will hold up a non-cash sale since it will flag in the title report.
It could also be a throwback to the days when inspectors came and basically told people to "just file for it," which allowed them to close their complaints with no intent to ever follow up and ensure completion.
I recently bought a house, was just wondering about building a deck under 4-6 inch above ground, town does not require permit but village does.
If you are in a village, they are thr Authority Having Jurisdiction over building permits, unless they have legislated that Authority over to another agency. To my knowledge, none on Long Island have.
Yeah, just not sure if I apply permit at village and village reports such permit to the town, and then town up the taxes before permit is even closed. maybe i’ll take my chance with the deck without a permit
Go on to mynassauproperty.com and look at the drawings and see if it is listed and you will know if you are currently being taxed on it by the county.
