I am looking to buy a house in Nassau County. I would like to get your advice what towns have the lowest property tax (no Village tax if possible). I have a disabled son 22 years old. I am not concerned about school districts but would be nice if is close to LIRR .
I have seen some houses in the market in certain areas of Valley Stream they don't charge village taxes, but it is confused
The house which I am looking for.... ranges between 350 to 450K.

The Mill Brook and South Valley Stream and North Valley Stream areas do not have village taxes and have pretty low property taxes for Long Island, but because they are not in the villge, LIRR parking will cost you a few hundred dollars a year, rather than 30 bucks. If you choose Mill Brook, a good portion of it is fairly walkable to the train. Amenities like the village pool are also more expensive if you live within a Valley Stream school district but soutside the village, but not ridiculously so. It's still a good value.
