Why would the town see your appraisal, anyway?! It's not part of the assessment process.

Assessments are based on local comparative values, as determined by recent comparative sales.

Agreed. We're talking about the county. They assess, you pay the town based on the assessment.

Well this is what I'm trying to find out - does the thing get filed anywhere or is the county checking them against new refin or new deed filings?

Assessments do rise based on any improvements to your home. While theoretically, there should be no correlation between assessment and appraisal, there were improvements done on my home several years earlier that weren't taxed up until the year after I bought. On 12/31 of that year, my property page on the county website showed 1 bathroom and its sketch did not show my florida room. On 1/1, my assessment rose 40 points, my bathrooms changed from 1 to 2, and the florida room was added to my property sketch. All of these items were noted in my appraisal as not having been listed in the last survey done on the property.

In my opinion, the only possible way the county could have gotten wind of these improvements was via the appraisal. If anyone has a better explanation, I'd love to see it.

Seller may have moved to legalize these in connection with selling it to you?
