So I'm looking to buy in Nassau in the near future and could use some tips. We are an interracial couple with kids and are trying to stay as close to Queens as possible. We like Queens living, so a neighborhood resembling close to it in terms of stores and restaurant access would be ideal. We are looking for a diverse neighborhood, with an at least decent SD, decent size yard, 4 bedroom and 2 bathroom house. We both work in NYC and both drive.Our budget will be $400-450k and property taxes to be as reasonably low as possible. After Sandy we don't want to be near the water or near the Grumman toxic plume by Wantagh.
I have penciled in East Meadows and Franklin Square in my search thus far. Mineola is appealing but the houses look like they're built too close to each other with minimal lot size and might be above my budget. Anywhere else? Thanks in advance.
Going by budget and proximity to NYC alone, I would suggest
- East Rockaway
- Valley Stream
- Baldwin, and
- Oceanside (the Terrace section which is not in a flood zone. These houses are closest to Foxhurst Road and by Merrick Road).
Here are 2 homes in Baldwin that would fit the bill
House A: (4 bed/2 bath and listed at $ 449K, taxes under $7K/year w STAR).
I like Floral Park but that's slightly outside of my budget. Most of these neighborhoods have lesser school districts than East meadow it seems.
Of these, Valley Stream schools are actually pretty good particularly SD 13 and SD 24, as are Oceanside's. Not sure how they compare directly to East Meadow. If you don't need the train, Franklin Square is fine. Check out my neighborhood, Gibson, which is part of Valley Stream, but half the neighborhood is in Hewlett-Woodmere SD-14. Very reasonable prices, but taxes can be high.
Why not Lynbrook? I would prefer Lynbrook in all respects to East Meadow.

The homes I saw on Zillow were in the 400s for Lynbrook for a 4br/2bath. Thats right around my budget...just slightly more than East Meadow
