Can I qualify for this if I own a co-op where the taxes are factored into a maintenance or mortgage? I've never heard about this before...I too have no kids in a school.

Yes, co-ops and condos are eligible. As long as this is your primary residence.

Thanks- second question is, if I bought it 2 years ago can I still qualify or does it have to be for the year you buy your home? example, the first time homebuyers credit was only good for the year in which you purchased your home, if you were buying one for the time. Is this similar to that? In that case, I wouldn't be eligible- i bought my place in 2008.
You can apply for the STAR Exemption at any time. Does not matter when you purchased the home. You will not, however, see any real decrease in taxes until next year because of the timing (must be filed by January 4 to be in effect later that year )
It is also not retroactive.
Meaning, you've been in your home "x" amount of years but had no clue you were eligble, you cannot file for back reimbursement.
You snooze, you lose.
