Try Huntington Village. The houses that are in the neighborhoods right in the downtown (Myrtle Street, Fairmont St., Fairview St., Dewey St., Crescent Drive, Nassau Rd., Gaines St., etc.) are all walkable into the Village. Not sure if they all have sewers or not - some of the streets do though. And St. Patrick's school (catholic through 8th grade) is right on the corner of 25A (Main Street) and Woodbury Road.
Since all the houses are different in size and architecture, you will find all sorts of price points.
School District #3 isn't fabulous, but as you pointed out your kids will be going to private school anyway. And in Huntington Village the houses retain their value (or increase).
I'd stay away from Brentwood - not great, and it's got some sketchy areas.
Indifferent re: beach and same with nightlife. Care more for a good community vibe.
So you want something on the high end of your budget then.
If it still requires access to transportation forget about deep Suffolk.
With your requirements you're going to be buying a structure that needs TLC if you do need to stick to a wealthy community with safe pubs at night by a beach. Otherwise you're going to be going over budget in taxes or cost.
Although you MIGHT be able to find a buy in the hurricane zone in Babylon town, West Islip town or Massapequa or scrape by lucky. Taxation and total cost will probably come dangerously close to your budget.
Do you drive NickNaylor44?
Though I must tell you, it's not easy to match all of your requirements on Long Island while staying under budget. But certainly keep looking.
Though maybe what you are looking for is a location in Queens, NY?
Except for 3 strips of Main Streets, the vast grand majority of Long Island isn't remotely close to walkable.
You can certainly get "feelings of community" in certain towns, but finding a way to get rid of the car culture on Long Island is an absurdly difficult task.

Academy of Saint Josephs is in Brentwood NY. A Catholic school K thru 12.
With the 200k+ saved in Brentwood, you can put your daughter through Catholic school right near the train station and get a lot more house than you expected.
Access to Brentwood train station is quick, straight to Penn Station Hourly/ Ample parking in the Solar Parking Lot.
Although I must mention it would be a very important detail if the OP tells us they don't drive

Agree, if you can find a house with sewers. Only reason I didn't mention Huntington but if you can find a house with it's a good bet. St. Patrick's is a strong school.
Thank you everyone for your help, this is all greatly helpful information.
Try finding homes that are near Sumps on the map.
Sewer systems in parts of the Town of Islip for example, are connected to nearby sumps. Finding a sump is a good way to determine if there is a sewer/street drain nearby. And then you can check on street view.

Downtown Huntington is one of the few areas in Suffolk County where you can find older homes connected to sewers.
Babylon Village is another (Southwest Sewer District).

Mineola meets your price, tax, commuting and sewer requirements. St Aidan's is a strong school and community. The only thing you may have trouble finding is a house with a 60x100 lot, a number of lots especially the ones just north of Jericho Turnpike near Willis Ave. are 40x100. There are more 50x100 and 60x100 lots in the area east of Roslyn Rd and south of Jericho. Your best bet if you want a short walk to the train is right near the library and park, a nice area with a mix of lot sizes.

.
Never knew that! Great place to live to boot.
