I recently bought a corner home in ToH with an existing shed in back right corner. Do I need a permit to replace an existing structure that was already accounted for during inspection or least was never questioned. It was a 10x10 shed sitting on loose flat bricks that made a decent floor. Why do I feel that I need a permit to even breath on my own property!!!

I don't live in ToH, but I would bet you need a permit for the shed. With that said, non-permanent sheds are built all the time without permits. When the home is sold, the sellers, buyers and attorneys tend to look the other way. Replace the shed and don't sweat it.

Whenever there is no permit for a shed, deck or pool, the code words are "it's a gift" when selling. That gives the item no value and you cannot negotiate the price down because of it. They will say it is free. If you don't want to get the permit, we will remove it for you.
