Hi all,

I'm starting to get into the offer process, and am getting conflicting recommendations as to when a home inspection is done : before or after a contract is signed?

Based on my peers / coworkers, they've always made the offer first, then do the inspection (otherwise, the house could be offered to someone else, with the inspection money wasted).

However, according to my lawyer, it's generally done before hand?

Just wanted to get some feedback from some recent buyers here... thanks in advance!

Default Inspection

The inspection should be done after the seller accepts your offer. You want to get it done quickly as time is of the essence.

Regardless of the seller accepting your offer they can still kick you to the curb as you are not in contract. Your attorney will want you to have inspection first because if something needs to be fixed by the seller it must be in the contract.

Before the contract, ALWAYS. If the inspector finds significant problems, you might decide to either walk away from the house or renegeotiate the price. Once you sign the contract, it will be very hard to walk away from the house without forfeiting the down payment.

Each region of the US does things differently. Some areas the inspection is done prior to accepting your offer, some are done after the contracts are drawn.

In the tri state area, the inspection is done after the offer has been accepted but before the contracts are sent.

Well over 97% of our inspections we preform are done this way. The other 5% are from clients that are moving here from out of state.

I wouldn't let a buyer who hadn't made an offer do an inspection on my house.

As noted, on LI it's:

accepted offer
inspection
contract

I prefer this way - where I live in NC you make your offer, sign the contract and then have a "due diligence" period where either side can back out for any reason (including inspection). I think this is dumb - too much potential for people with cold feet to make up inspection nonsense to get out of a sale.

Are you saying that your lawyer told you to have a home inspection done without making an offer to the seller? When I bought my house we made the offer, seller accepted, we had the home inspection done and then re-negotiated the price based on the inspection findings.

crazy that someone would pay $400 to have a house inspected even if the offer isn't accepted yet.

If anyone read the OP correctly, you will see he/she is asking if the inspection is done before or after the contract is signed: (I would say absolutely BEFORE you sign any contract)
