The paved bike/running path is eight miles long in a wooded setting.

That is a nice trail! Don't know if the houses in Babylon Village within "walking distance" to the train station have enough property for the OP though. And most trains out of Babylon will take a few minutes more than 1 hour to Penn. Maybe that could be overlooked if everything else works

Caumsett Park in Lloyd Neck which was mentioned in a previous post is fabulous - but it's a long car ride to the Cold Spring Harbor train station from there AND if you can find a bargain, you're looking at $700Ks.

When you say 1 hour of Penn Station, do you mean from your house to Penn Station? Even if you found some place where you could walk to the station in 10 minutes, you still need to allow time to get up the stairs or if you drive, walk from car to stairs, find a spot, etc. You have to allow a little lead time so that you are on the platform before the train pulls in. That is not going to happen in either Massapequa or Bellmore.

If you want to have a decent selection of homes to look at, you will either have to compromise on some of your requirements or raise your budget as 500K with 12K taxes is really not a lot, certainly for the north shore and not even with your wish list for the south shore.

Thank you! Where's the main entrance to that path in mspq, in terms of street directions?
Also Caumsett seems too Far East for me.
My metric of 1hr to penn is avg train time, station to station.
Any comments it my q about towns along the oyster bay line and their parking / tiwn feel vs each other?
Thanks again for ppl feedback!
