search goes on, house we wanted in sea cliff went into contract too fast not a lot else going on there at the moment so we are trying to narrow it down.

wants:

excellent schools
decent mix, not too working class not too stiff
at least 50 x 100
4 br
something to do in town

budget:
purchase (not asking price) of 700--740 as a max (would prefer to spend 650 ish)

1st choice: sea cliff
amenable to, from what i know: rock centre, maybe lynbrook, port washington. we like huntington and northport but cannot get past the geographic challenge of going to suffolk.

am i missing anything, or anywhere else i should be looking? I work in the city and my wife works part time in nassau.

Do you have any preference with regard to style? Colonial, Tudor, Cape, Split, Ranch, Victorian??

Does everything have to be totally updated?

Does the property have to be flat ("all usable")??

in order, victorian, colonial/tudor would be a tie for second. no splits, splanches, etc.

mixed use would be okay (i see a lot of those in sea cliff and port)

i am not so handy so cosmetic updates would be okay but no major work

i have seen a few old victorians that look nice in roslyn heights but i hear varying reports. can anyone enlighten?

In RVC = RVC schools only, or Baldwin or Oceanside schools as well?

Looks like there's one in Sea Cliff - low taxes too!

two in Port Washington and a bunch in RVC! (taxes in RVC higher)

would one want to avoid warner avenue near mineola avenue? seems most of the kinds of houses i like are in that vicinity.
