I guess right now is really not a good time to buy a house there or anywhere. I am do appreciate sharing your experiences. I am so confuse now, I really had my heart set on buying my first home. Vegas seem to be the state my husband and I are able to afford. California is out of the question the prices of the condos, homes, are so high. thanks again for the input.

thanks MoMark, Jeanne,Felina, and 777irish...I do appreciate sharing your thoughts and experiences in vegas. I really had my heart set in buying my first home there. But from all the things i'm hearing I am not so sure anymore. I know one thing for sure is that I can't afford a house here in california. the prices here are too high. As far as crime rates, schools, location are the important factors for me. Of course the prices of the houses. I guess, i'll just have to wait and do farther research. i guess i'm going to hold off on buying the house. since, it's still going down nationally. I'm so happy that I got to know all your experiences because it will help me on my decision whether to buy a house there in vegas or not. I just hope that vegas will get better in education and crime rates.

thanks again for all of your help. i will be keeping in touch to let you all know what i'll be doing. if ever i buy a house there in vegas.

Sure I will. In 3 weeks I am going to San Antonio for 8 nights checking out the whole area specifically the northern parts. Looking for a place to have my small buisness and own a home for my wife & I.

Then in December will be going to EL Paso. Twice as cheap as Vegas. Property taxes are kinda high but has no income tax like Nevada. You can claim a homestead exemption for a $15k credit. You can average to pay approx 3% of 90% appraised value.

So a $100k home is about $2700yr. Vegas is no different. Weather is simular. I am looking into outside of EP in the growing town of Horizon city. New homes average $125-$175k! You can evan get under $100k if you want. Dont expect a large grass lot tho.

Plus Horizon is higher in elevation than EP about 4000ft so the air is cleaner less pollution down in the lower valley. Since Vegas is in a valley the air can be polluted with its morning haze. Days are about 5 deg cooler than EP plus you still get well over 300+ days of sunshine a year. Average humidy is 25% with a percipitation of 9 inches ofrain annually. Although currently they are expericing high rain and flooding in certain areas.

As for crime EP is rated like the 2nd -3rd safest with populations greater than 600,000. Auto-thefts are a tad higher and auto insurance rates can vary good to high depending on your car.

If you want a 2000sf home for the same price of a 14' x70' mobile home (used)that sells for in Vegas and North Las Vegas for that matter then consider Texas. Or can own that trailer and pay 30 yrs mortgage and say you live in VIVA LAS VEGAS! WHOOPIE...

Hi Leilani & Felina!

My wife and I currently live in Las Vegas. She's active duty Air Force and I'm a civilian with the AF. For us, this is just a stop over. Anyway...we have land just outside of San Marcos (near Wimberely) and plan to one day build and retire there (about 15 yrs or so). It's called Bridlewood Ranches. Last year our property taxes were $36 on 20.58 acres because we have Longhorn roaming the properties, so we're AG exempt. I say "properties" because Bridlewood is a ranch community of 55 lots all b/w 20 and 50 acres each. All the lots have been sold, but there are a few folks reselling. Prices are running b/w $8500-10,000/acre. I'm not sure what either of you do work-wise, but it is a pretty area in the "hill country" halfway b/w Austin and San Antonio w/ San Marcos 10 minutes east with 35,000+ residents.

Just thought I'd put my $.02 in.

Las Vegas home values are just as overinflated as many in the California markets. Don't buy anything, at least not now. (Perhaps not ever; it's really not a great city, but that's just my opinion!)

What is the attraction to Vegas? I'm sure there are other places, perhaps in NV or elsewhere, that might have some of the same sorts of features you found attractive but with reasonable housing.

89149 is going to be better but 89130 is not bad either. I'd go with the 89149 just to be out further away from North Las Vegas. Other zip codes I would recommend are: 89138, 89144, 89141 and 89074.

That area is beautiful. A good friend of mine had a b-day weekend in aug. at an old log home in Wimberly. I was surprised at how much it would cool off at night. I guess it helps to not have all the surrounding land covered in concrete. We just relaxed around the house and played disc-golf all day long. There was a beautiful private course called "Circle R." It is the nicest place I have ever played at. I can see why someone would to choose to retire there. How did you end up with property there?

This thread is somewhat dated...but geez guys...Las Vegas RE Prices have been almost perfectly flat for 14 months. They have not moved a dime. I don't know where this prices falling idiocy is coming from...but it is not happening.

This does not imply that I believe we are about to see a run up...I don't... I think things will likely stay flat at least until next spring and maybe longer.

I would also agree that rentals in LV are a good deal. And with no significant appreciation no rationale investor should be putting money into Las Vegas.

On the other hand if you wish a home to live in for the next n years where n is bigger than 1 buying a house is a reasonable thing to do. Something more than half the housing stock is simply unavailable to renters. You cannot rent a nice home with a pool in a nice neighborhood. It just does not happen.

You can rent very nice luxury housing...but suddenly the price goes from $1200 to $3000 and upward. It is easy to pay $25,000 a month rent in Las Vegas.

So let us understand. There is no price weakness in Las Vegas. There are vast selection of houses...but no "fantastic deals on foreclosures". They may occur but people in the business snap them up before they get anywhere near the market.

Texas is TX. If you can live there go for it. You can get twice as good a deal as that in Arkansas or Missouri. If you really want to get a house cheap try the rural Dakotas. Some of those places will pay you to buy.

There is this concept of the quality of life...

So you want a nice 2200 SF house in a nice neighborhood...buy it or do without. .

i ALSO LOOKED AT TEXAS YOU CAN GET A 2500SQFT HOMES LIKE NEW FOR 180-200K BUT THE TAXES ARE LIKE 6000-7000 A YEAR SO WE PICED RALEIGH NORTH CAROLINA IT WAS RANKED ON MONEY MAGAZINES BEST PLACE TO LIVE # 4 AND IN 2003 #1 HOMES ARE THE SAME PRICE BUT THE TAXES ARE LIKE 1000 - 1500 A YEAR YES I NO COMMING FROM JERSEY I WAS SHOCKED THAT WOULD BE 9000 IN JERSEY SO TAKE A LOOK ITS 1.5 HOURS FROM THE BEACH.OH WAKE CO. SCHOOL SYSTEM #1 IN NC AND # 4 IN THE COUNTRY DO YOU NO HOW MANY SCHOOL SYSTEMS THERE ARE IN AMERICA 1000S # 4 IS AWSOME.
