Hello,
I am an investor from Canada and am looking for a few investment / rental properties in Las Vegas and / or Phoenix. As a Canadian I don’t have too much info re USA real estate; so I appreciate if you can kindly provide some feedback:
1) What do you think about these two cities (Las Vegas & Phoenix)? Which one has more promising future in term of real estate appreciation and in which I might have a better chance to rent my properties?
2) What is the best area(s) for investment in Las Vegas?
3) In what area of Las Vegas rentals are more required?

I live in Vegas...but as an investor looking at both cities in the past, Vegas had more gains than Phoenix in the past.
Vegas appreciated faster and before Phoenix did.
Vegas is a valley that, one constructed, land can't be expanded, while PX is unlimited.
As far as renting the properties out, I couldn't say which city would be best, but if priced right and a good area, you won't have too many problems (one would hope).

Best area for investments in vegas?...South area West Henderson, Green Valley, Summerlin and anything centrally located (not in a blighted area).

I noticed alot of people want rentals near the strip..usually to (walk to work) meaning they have no car (in my opinion) and condos and neighborhoods in and around the strip tend to be shady areas.

My point of view, condos right now are going for: 1 bedroom some in the $30,000s...which previously went for $100k.

2 bedrooms are going for $50-60, previously going for $150-$20o...in pretty good areas.

Some of the way better areas are going for slightly more than $60k.

I wish I could get a loan, I would buy, because the rent will meet the mortgage payment and also give a positive cash flow with future odds that the value will go up...but I can't get a loan according to the banks, because I already have a house in Vegas and that my ratios are too high ( their new increased ratios).

Note that apartment and condo rent prices are falling. I wouldn't touch a condo with a ten foot pole (IMO). Of course you could rent for $500. A good realtor will crunch the numbers and show you point of values. Remember that the list prices are not reflective of what they are selling for. The prices are there to create bidding wars.
