Here is one example were the seller took $10,500 less and sold for $88,200

Nope. Place was listed for 84,900 and sold for 88,200. The up was mostly VA closing cost of 3K or so.

Note that this place was horribly complex with the trustee taking a foreclosure losing to to a bank in another court action.

All the homes between 85,000 and 95000 sold in 89031 since August 1 (45 homes) sold for an average of 103.6% of list.

There are a few below list but it is rare.
