I'm active duty Navy (have been for almost 24 years now) and while I don't live in Las Vegas yet, I've been looking for about four years now. I've driven all over the SW thru the NW thru the NNE. With Nellis AFB to the NE of Las Vegas and a brand new large VA Medical Center being built in the North, there are plenty of great opportunities for retired military people. I spoke with Master Chief friend of mine over the summer who lives out there, and he loves it out there.
That said, I do look through realtor.com, ziprealty.com and zillow.com at houses in Vegas. I know for me I've decided on the NW thru W area, but there are also some nice homes in the SW that have decks on the the roof of three story homes. Would be a great view, although from a distance. What I have seen is that there are MANY MANY areas that don't have HOA fees or some that are very small. And I have only found a few homes that have SID's and LID's. I could be wrong on this, but the ones that I have seen were mainly in the newer subdivisions of the SW.

I would not look for anything real good next year. But it will come in the yers thereafter. And I can't see it going down any more. Bounce along the bottom and then maybe up...next spring maybe?
Disagree. I'd look at another 15-20% drop and then we'll be at the bottom (within 5-10% of it) for 3 years after the bottom hits...

Feel free to quote me on this later... but only if I'm right...

I hope you're right - - - especially since I just put an offer on a house in Desert Shores.

However, there was a banking analyst on CNBC this morning who stated that housing prices will fall an additional 25%. Not a question of if, but when. (She wasn't speaking about LV specifically, just housing prices in general.)
