Hello all,
I am looking into investing an apartment complex maybe 4 to 10 units. I live in Southern California and as you know the price of an apartment is unreal. I am thinking about Las Vegas to invest and I'd like to have some feedbacks from you guys.

If you were to buy a property, where would you buy it? Like what part of Las Vegas? Do you think is it even safe to invest in Vegas or should I look elsewhere?

This is only an opinion based on nothing but years of living in Las Vegas. I think that investing in a small unit like that might be a pretty good thing to do if you can stand the agravation of managing it, and if there are any of those small units around anymore. I couldn't tell you where the best location would be because I haven't lived in an apartment for 30 years, and don't pay attention to the small units. I'd think you would probably want to stay west of Decatur. It seems to me that there aren't any like that anymore as the large complexes have swallowed them up, but I'm probably wrong. I'd think that if you found one to buy it might be so rundown and in such a bad area that you wouldn't want to risk it. But on the other hand, so many of the apartments all over town are being converted and sold as condos that there might actually be a shortage of apartments. I do know that it is a much better investment pricewise to buy fourplexes than single family homes for the purpose of renting them. You probably need to talk to a realtor that specializes in commercial properties.

Olecap can probably give you a better viewpoint on this as he deals in real estate, but I think I read in the paper last week that apartment occupancy was way down lately. And I know that the city is way overbuilt on commercial buildings, I don't know if apartment buildings are considered commercial or just office and storefronts, though.

Investing is a small apartment complex here in Vegas can be a good investment. Most important is that you will have a good plan in place to manage the complex.

Better off finding something in Van Nuys. Go section 8 and your rents are guaranteed.
