Hi,

Any views on the Wimbledon Tennis Club development on 3930 Swanson. I see it's a 1975 build, so I assume this is partly why it looks reasonably priced. No idea on HOA fees.

Looks close to the Strip - but would it be a good rental?

Wimbledon is a very nice complex, I think it would make a great rental and it is close to the Strip and the bus system which makes it real nice...I think there's security for the complex but I'm not entirely sure if there is...I'd use street smarts with walking around the surrounding area though, but it is so close to the buses and another mid-rise complex that seems secure that I wouldn't worry about it...

It has a substantial structural defect. The ceilings are very low. Makes everything feel cramped and tight.

Otherwise it is a reasonable complex. Has little if any security except for carded doors.

Thanks for this. I assume you are saying that the structural defect is the low ceilings? Probably just the way I've read your reply but just thought I'd double check!

Another negative is that it sits right in the heart of the highest crime neighborhood in town. Too bad, because otherwise that is the best location in town.

Yup - If they had another foot of ceiling height their value would double.

Hi Stephen, The HOA fees are almost $300 month and minimum rental time is 6 months. Very close to the strip and 2 bedrooms average rent $800-900 month. Rumor is they are going to gate it soon. moderator cut:
