And add to that, make sure you have enough money to carry you for a few months. There are some great threads on here that have advice that in my opinion really listen to. Have six months of money saved up (rent, food, living expenses, etc...) before even thinking about moving to a new place where unemployment has hit hard. Good luck though!!!

Default zip 89031

Does anyone have any insight to zipcode 89031.I know the rule is W of 15 N. of Craig.

Our realtor has sent us a few properties in that area and they're fairly cheap(under$100k) Looks okay from crime maps but low prices concern us.

I hesitate to say west side though, as geographically speaking, due to the way Las Vegas has grown since Spring Valley was built, I believe it is really about the center now. Anyway, as it has been said here many, many times, Summerlin and Green Valley are the best parts of the Valley, and that is due to them being planned communities with certain rules designed to keep them up, and looking like new forever. Outside of those areas, you are on your own, and you take a chance on your investment.

On the comments warning you not to move here without a job, I take it that if you can qualify for a house, it isn't much of a problem. Regardless of how much money you have though, being unemployed here is probably no worse than being unemployed in Syracuse, unless you feel you need a support group of family and friends around you. Doesn't sound like you do, so come on out. I'd recommend renting and looking for a house after you get here though.

Spring Valley also has a master association and is also a planned community, you are correct in that Spring Valley doesn't look like new anymore but so doesn't the parts of Green Valley off of Pecos and Wigwam or Green Valley and Warm Springs...There is also the township of Spring Valley as well, but I would consider Spring Valley to be Southwest as it is centered around Rainbow and Flamingo...Summerlin is really the only place it seems that hasn't been showing its age...

I don't believe you are taking a chance unless you move to an area that doesn't have an HOA...There are also many areas without HOAs that have seemed to keep up nicely as well...

My daughter, and step daughter, both live in 89031, north of Craig...in fact, it's north of Ann RD. They love it. My former mother in law who just passed away lived in Aliante. I might end up there myself. The ethnic makeup of North Las Vegas is more mixed than most areas if that bothers you. At the parks you will see white Mormon families, families of the black persuasion, and families of mixed racial persuasions. I haven't noticed a lot of people of the Hispanic persuasion though. I'd say the further north in NLV the better as it is still being built out and will be for years to come. Here is a fact about North Las Vegas that I hate to mention for fear of possible misunderstandings and accusations, but it could be important...probably not. Just south of Craig Road and east of Rancho Rd., is the predominately black part of town. Except for a small area, it is a generally safe place to live, and the people are very nice there. But if you don't get along with black people then don't go there. Although if that is the case, keep in mind that the predominately black area is moving north and a little west of where it is now. It couldn't be called a ghetto, except possibly in part of the West Side community, and/or a really old part of North town. My wife says that in her hometown of Houston, our "ghetto" would be a really nice part of town, compared to a real ghetto like they have in Houston and other cities. Lot of pride of ownership is evident there. In Las Vegas, most neighborhoods have the general demographic make of of the whole city, but a lot less so in what we sometimes incorrectly refer to as "the West Side".

Great Post, Very True! I have been to New Orleans and believe me their Ghetto is a lot worse then our areas.

Vegas has lots of lower income areas, but very few could be called true ghettos.
