Hi all,

My husband got a job in LV about three months ago, and we are moving to LV in May. We have been looking for a house in western LV, and fell in love with one in Lone Mountain West (in 89129) on the very western edge- I mean it's right up against the mountains, lol, I saw no houses west of the development. The house we are looking to buy is off of Bennett Mountain Street.

Can anyone tell me what this area is like? I've been hard-pressed to find a lot of demographic information on the area. Is there anything, umm, "interesting" we should know? It's just the two of us, no kids yet . Particularly I'd like to know:

- What we can expect to pay in utilities
- Any other surprise expenses
- If there are pests or any other mountainous animals (i.e. mountain lion YIKES) we should look out for
- What the commute is like into/from the Strip during rush hour
- What the community is like- young, old, family-oriented

Any information or advice would be greatly welcomed and appreciated. Thanks!

i can only tell you this, you are next to the 215 which is a decent highway, but imo it's very dark at night and watch for the nevada highway patrol.... seems like a decent area... your commute to the strip will be up there.. i assume 215 to 95 to 15 (unless of course you learn the side streets but then you contend with traffic lights).. in rush hour, i would assume 45 minutes to the strip....

as for pests, do you have a pool? if so, many members of this board will be right over! please have the margaritas ready!

Good to know- are the Nevada highway Patrol peskier than any other law enforcement, lol? The commute sounds long- I ask because I may be taking a job at UNLV, and I wanted to know how long I'd be spending on the road. When's that commuter rail going up again ? Also, no, we wouldn't have a pool, sorry... we'd be joining the rest of you here crashing someone else's :-).

Does anyone else have any thoughts on Lone Mountain West? Particularly on cost of utilities or strange animals/pests? It seems like a very nice area, but could anyone tell me for sure? Thanks again!

That tract borders to the west on BLM conservation land. I believe it is a far west as construction can occur. The tract is middle middle the area is low middle and middle middle. It is a very nice tract, originally rather expensive, hit very hard by the foreclosure thing. Nicely built Kimball Homes. There are even reasonable size yards on many of them.

The areas is loaded with young families and moved up families - those buying their second home. Lots of kidlets.


Local service are a close by Walmart. Got to travel a ways for other services. Than again 215 access is quick and you are five minutes to Centennial Town or the Red Rock Casino area.

You will have coyotes and small pets in backyards would be considered coyote bait. If you are not right on the edge however it becomes far less likely. Coyotes are conservative about going places where they might meet a big dog.

Mountain lions exist in those mountains but are very rarely seen. One old dude wandered out about five years ago but was so old and decrepit they had to put him down.

If you hike back in you may find other creatures. But they avoid civilized areas.

Modern 1500 SF maybe 125 to 150 average. I have seen builders claim under $100 but I am skeptical. Note lots of variables...like 70 versus 80. 70 will cost you. Much older home might double it.

I have to do a little thinking about your DM...over the weekend likely .

The commute to UNLV from there will not be much fun at all. It is definitely something to consider if you are taking classes or working at UNLV.

Hartridge gated community, near N Commerce and Ann. Seems like a nice enough community, but there are some areas nearby that aren't so hot-looking. Seems you get a mixed bag in NLV?
