Hello everyone!
I am looking into buy a rental for investment but I am not sure where to look. My realtor recommended Aliante but I am reading that Summerlin is recommended all over the place. Any advise for me? Which area do you recommend to maintain a good occupancy rate?

first off, do you live in Vegas? Are you able to manage your own properties? If not, you will need a company to do it for you and that will add up.

You'll get the best responses on this forum by being very specific.

How much would you like to invest? What rental rate are you interested in? # of BR, BA, ammenities?
Are you concerned about schools or do you wish to rent to seniors or young hip adults?

There are some very knowledgable people here when it comes to real estate and investing. You're gonna like the info. Good Luck.

if you don't live here, you will have to figure an extra $100-$200 per month to manage plus the startup fees. Also, Aliante may not be the best choice because the hoa and master plan fees can be high.

Summerlin does not a good investment location make. Too expensive...rents don't go up as fast as price in the glitzy areas.

Try the NW corner of Aliante or nearby NW. Some deals are quite good. Dorrell Square is good. Anything north of 215.
