My husband and I are moving to Vegas; we are going to purchase a home. We don't care how far or close to the strip the neighborhood is but everybody is telling me different areas. I don't know where to look for homes in the area of $100,000.00. I JUST WANT TO LIVE IN A SAFE/NICE/CLEAN NEIGHBORHOOD.

still kind of tough at 100k, you will have to look at bank owned... i'm sure olecapt will chime in... he is the one who can guide the best.. best bang for the buck hands down is the northwest... at 100, probably looking at north las vegas WHICH IS NOT THAT BAD if you stay north of Craig and west of 15...

you can also get a decent condo for 100k

Why does everyone that moves here want to live in a nice, safe and clean neighborhood? They are filling up fast. Why not try for a less safe neighborhood..much cheaper.

I've lived here for most of my life and I don't know where to look for homes by price range anymore thanks to all the repos. I'll advise you the way I do everyone...get a realtor. It's their job to find what you want and drive you around to look at them. They aren't allowed to steer you away from certain neighborhoods, but they can advise you so you can make an intelligent decision. Two years ago I would have said there is no such thing as a $100,000 home in anything but a bad neighborhood. It fact you probably couldn't even have found a 100k home in bad neighborhoods two years ago. Now the prices are all over the place. People talk about finding homes under 100k which really surprises me. According to Zillow (which the realtors say isn't accurate, but it's a start) the homes in my gated community went from mid 200k+ new, to almost 700k, and now down to 400K+. I hope they are right about the 400k, but I'm afraid it's worse than that. But I still don't think you'll get much of a house for 100k. Probably need to go to at least 200k. And, as always, I'd advise Summerlin is the place to buy.

Here's what you need to know about buying a home in Las Vegas. Location, location, etc. If you want to be in a neighborhood where people take care of their homes and don't park junk cars on what used to be a lawn, then buy in a planned community like Summerlin, and try to get in a gated community with an HOA. I know some people here think buying old homes and fixing them up is the way to go, but I've watched as almost every neighborhood in town, except the planned communities, have gone from new to ghetto in a very few years. Old in Las Vegas is bad. Not all people in old neighborhoods are undesirable, of course, but undesirable people flock to the older parts of town. So buying an old home here is a crap shoot as to whether you'll have nice neighbors or crack houses.

BTW: Las Vegas is so much different than what most of you "furiners" are used to we usually advise renting until you get to know the town. I hope you also know that Las Vegas is a generic term for the whole metro area which includes the cities of Las Vegas, North Las Vegas, Henderson, and a handful of unincorporated townships, AKA: the county.

I'm not too far from you in Ohio, hoping to buy in LV this year and I have to tell you seriously, there isn't too much available for $100K. To Lasvegans, the prices are really down but they are still very high compared to what we pay around here. We don't have much inventory around $100K but if we pay, for instance, $200K, we can really get something nice and that's not too doable in Vegas. To replace what we have for sale in Ohio, 2400 sq.ft. custom build on water, 1/2 acre lot, unless you would find a repo, it would go mid $350-$375K, where here I am begging at $299,900. Get on Realtor.com and search with your price parameter and then in the good zipcodes to get an idea what that money can buy. Zips codes are mentioned many times and they are like 89131, 89143, 89149, 89134, 89138, 89135, 89178, 89141 or the town of Henderson with good ones being 89052, 89074, 89012 and 89002. Be prepared for culture shock as in many neighborhoods, the houses are built almost at the street with almost zero clearance between houses. And brick walls around the small backyard are very common.

Default 100k?

Well tell you what. If you drop me a DM I will look up what is avaiable in the obivious places and send them to you. You can thien tell the list how well it works for you.

You can get a reasonable house for a 100K. You have to decide what you really want...but a small house at 100K is probably workable.

If you will consider older neighborhoods you can get a reasonable nice house for 100K.

If you want newish than you have to go to tight neighborhoods or townhouses to get there.

But it will work. And it is amaziing...In 2004 it would not get you a garage.

Buzz - Why do you say Summerlin is the place to buy?

A friend at work just bought in Anthem for ~180,000. Nice 3 Bedroom with a big yard.
