usually the monthly fees are expensive, the parking can be a problem, and noise... i compare condos with apartments... people want to get into a house from an apartment.. i have found it easier to rent out a house.

What would concern me is the large amount of them that are constantly up for sale. Look at the amount of time they have been on the market and the amount they have had to drop the prices. Seems there could be an issue reselling them. I have heard of conversions going back to apts too.

That plus the neighbors that you have around you-you are stuck with them like it or not.

That said, there are some great prices for them for sure.

Robert Adams from Crighton Real Estate Holdings emailed me a 2 bedroom condo in Green Valley that was 65k. We were talking about how they were selling as high as 170k a few years back. Crazy times we are in right now. You can give Robert a call at 702-349-9175. I am sure he can help you find a 1 bedroom for under 50k no problem. I hope you find what it is you are looking for.

I just looked at one in GV. It sold June 2006 for 168,990 to a man named Jose, without a SSN. Now it's been on the market for 140 days at 65,500. It looks identical to 2300 silverado ranch, but Jose was the first owner. The developer paid 40 million for the 18.8 acres.

Interesting thread.

I'm actually thinking of a 2-bedroom condo...and that GV at 65,000 sounds real interesting.

However, someone else in this thread mentioned it is outrageous to take out a housing loan now, as they would charge high interest rates, you'll need to cover most of it? Anyone else want to confirm that?

interest rates aren't bad depending on your credit, however, it is the low sale amount that might be an issue

It's going to be a lot harder than normal. If you have great employment history w/2 years tax returns, and FICO 750+, and a 20% down payment, and find one in a decent hood, you will be alright. They may try to get you for 7.5% or so. If anyone knows differently, by all means, let us know.

Love that Tiger. My favorite rooftop bar in Chiangmai has a "promotion" 3 large (630 ml) Tigers for 4.75 usd. Very sexy waitresses, too. I've done 2 promotions on occasion.

BTW, the one I'm talking about is a one bedroom. I did see a nice 2/2 in Centennial for the same price.

I always wonder, what if a guy had very steady employment for YEARS but outside of the United States.

I've been teaching English in Korea and Japan the last seven or eight years. So two years of recent tax returns is a bit problematic, but I do have excellent credit having paid off a couple hefty school loans and 0 owed on many much-used American credit cards over the years!

Perhaps I'll have to inquire once I'm visiting the States this Winter.

how do you know Jose doesn't have a SSN? Was that information (his SSN status) even relevant?

Why would it be harder to get a loan for a smaller amount? That seems weird because you are less of a risk... I would think...

Also, are all of the condo's around here conversions? Are there any townhouse condo's you could get for that reasonable of a price?
