Hi again,

I have found a high rise condo at Serene and Las Vegas Blvd (S) by Vegas Point Plaza whereever that is. fully furished for about 1200 per mo. Still negotiating or a 2 bedroom fully furnished (says condo) looks like a small house in Sun City Summerlin for about the same price.

I do not know the areas and wondered if any of you have any thoughts.
which would be better location for safety. I am concerned about safety for me and my stuff

I found the house on Craigs list and verified the person does own the house..

Just need some quick help since I need to move on this today or risk losing both

Did you consider the Red Rock Villas apt complex in Summerlin? Located where Crestdale meets Town Center. I lived there for a few months and had a good experience there.

Had to make a quick decision and decided on the Summerlin condo/del webb area I think.

After I signed lease someone that had a high rise condo mid strip said they would lease to me. Came off the 2900 per month to 1500. Dang wish I had waited now.

Thanks for all the help. Now have to buy somehing in a few months and guess Summerlin is the place or the NW or N Las Vegas oh my so confusing.

I personally am not such a fan of Summerlin, NW, and North. The drive times to major destinations on the lower strip and airport are no joke. I would suggest you don't write off the SE and SW in your house hunt. If you are very particular about wanting to live in a safe area there are many subdivisions that will qualify. And the values will probably appreciate better than anything you could get on the north side.
I wouldn't consider Summerlin the NW side since much of it is southwest-ish. Even still, I think it's nice and all but overated. It's just a vague part of town after all, if you see a house that's better and the neighbors seem quite nice I wouldn't get caught up on the whole "name brand" master plan community stuff too much. Those Summerlin units are trading at $.50 on the dollar too right now, it is not a hedge against market fluctuations. Anthem in the SE is similar, people thought because it had a fancy brand thing going for it that it was more resiliant, but I see houses listed all the time for $320K that sold in 2006 for $600,000.

seriously, that area where the high-rise is, is really safe and nice, i live right near the vegas pointe plaza (which unfortunately is a dead shopping center), but it is very convenient to everything...the high rises they were talking about were Manhattan or Park Avenue or Boca Raton...which are very safe, i don't even think that people know that people are living there and with the high block walls it would be tough to get in...

personally i wouldn't buy in summerlin my self, it is expensive and overrated, however i am in the northwest and love it... I didn't even consider the south, went there, as for now not much there and traffic issues.. as for commute times, i don't feel they are bad at all from the nw unless of course there is an accident...
plus everybody knows, you get the most bang for the buck in the nw...

Are there pool homes say around 2400 sqft in the NW for around 300000? I just do not want to pay for a subdivision name when I could get more house and perhaps larger lot. Summerlin homes seem real prices for the sqftg.

I guess I should target foreclosures first.

How long a commute would it be to Buffalo and Sahara from the NW areas you mentioned?

Also would you all think buying in a Sun City type area would be a good investment or bad investmen

there was one that just sold in my subdivision 2650sf with a pool in the shape of Nevada, and a 9000sf lot -- sold for 250k but it needed around 60k in work
