I love modern architecture and have been through a few Blue Heron homes and a few in Ascaya. No one needs thousands of square feet of space to live in no matter how man kids they have. Most floor plans are a total waste of space with poorly thought out designs.

I would like to find a small single story house with a floor plan that has no wasted space, high build quality and modern design. I could easily live in less than 1,500 square feet but most houses I see that size are priced too high and need major repairs and remodeling. I won't pay the HOA fess in high rise condos, been there and done that. Someone needs to build a community of new high quality smaller single story homes for under $400K. Surely you can still build a quality house for $200/sq ft. 1,500 sq ft x $200 sq ft = $300K. Add $100K or less for the lot and there it is. Why do I see so much bad, overpriced new construction? Every house in Vegas under a million bucks looks the same inside and out. It's a sad state of affairs.

I have seen the construction fallout problem handled very well in some projects and would expect this one to do that well. Have not been there so I do not know how Ascaya is set up...but normally you can work out ways to clean up parts of a development after a year or so and provide a secondary route to the construction guys.

There is no such thing as "needs." All that exists are wants and desires. Moreover, space isn't about kids.

For example, we host charity fundraisers on an ongoing basis where we have 50 to 100-ish guests. That requires adequate space for guests and staff.

That's a different issue. That occurs in all architectural styles and at all sizes - even modest 1500sf homes. With a custom home, the client needs to understand their lifestyle so they and their architect can allocate space to what makes sense for them. What you see is the equivalent of a bespoke Saville Row suit that (hopefully) fits them perfectly - but doesn't fit you at all because your body shape is different. What you see as a total waste of space someone else might see as innovate and fantastic.

Carpeting is not my preferred flooring choice. The carpeting in the single story house, I believe, was to add a more cozy feel and also to deal with softening sound. All the surfaces were cold and hard-edged and the very long,long hallway between master and kitchen had all 4 bedrooms and an office branching from it was carpeted likely to control sound. Of course, extremely high quality weaved mat-look carpet.
