Hi everyone. I seemed to have left my heart in Las Vegas and will be moving my family to *Summerlin (only)* at some point a few years down the road. I will be buying a home, preferably 4 br, at the end of next year to rent out in the meantime. I'm looking at homes I consider my dream homes around 375k right now. How much higher will these homes go through 2019 and 2020?

Also I see these homes are sitting on the market for 90-160 days+. Is this good/bad? This will be my first purchase so total newb here.

Viva Las Vegas!

Please no comments deterring my decision to move, I love the heat in the summer, I love the cold in the winter, my field has great jobs there, and I can't get over my entertainment options on the strip!

Just curious why you state *Summerlin only* ? That's one of the most expensive areas to buy in the whole city.

It's difficult to predict what the real estate market will do in the next few years. Most people seem to think it will continue trending upward with increasing home values. There's a lot of talk about how so many Californians are moving here on a regular basis, and that the Raiders Stadium will draw a new crowd too.

I wouldn’t use the word “never”. With the wind chill it can feel like 20 degrees.

I remember one time when it snowed on the valley flour back in 2009. My sister took me to the Tournament of Kings at the Excalibur that day. I highly reccomend it.



Sigh...I miss the Bay Area and the City. I'm originally from Santa Rosa and Napa in the North Bay. I haven't been back since 2007. :/

It depends on how far and how quickly into the mountains they decide to build.

89138 has the potential for thousands of more homes.

Wow never knew it actually snowed. Btw traffic in the Bay Area has gotten about 10x worse since 2007...

Yeah I saw a lot of new housing going up around different parts of vegas and henderson. Pretty cool to see..

Vegas regularly hits lows in the 40s in the winter months. To me that's cold.

I was recommended to buy in good school districts so I looked into summerlin, henderson, and green valley and I overwhelmingly love summerlin over anything else I saw out there.
