I am considering smaller 2bdrm <1000sqft ranch type, brick home to be built by contractor. I have never done before so wondering any reputable and reliable building contractor with proven track record for this type of residence? Thanks.,

For what it would cost to build something like that new, you could probably buy something bigger that's already built.

Step 1: Find a construction defect attorney (a subset of a real estate attorney).
Step 2: Offer to purchase an hour of his/her time.
Step 3: When you meet the attorney, have him spend the first 1/2 hour telling you horror stories about residential construction. He/she will tell you stories that will make your eyes bleed.
Step 4: If you *really* want to go forward, have him/her spend the 2nd 1/2 hour telling you how you can protect yourself -- and general contractors to avoid like the plague. He/she probably knows who good ones are as well, as they might use good contractors as expert witnesses in litigation.

A construction defect attorney, at least in Nevada, will likely never have handled a real estate transaction, or have any expertise in real estate. They are litigators. Source: was one.

Most builders are very busy now. I would suggest purchasing a newer home, finding a decent lot in a good area is very difficult unless it is a large lot for a larger house. No one builds a 2 BR house, no resale, all are 3 BR nothing less than 1,200 Sq. Feet , smaller bedrooms and a larger great room is standard in the southwest.

I'll certainly defer to you, as you have expertise in this area, and I don't.

The purpose of my post is encourage the OP to to talk to someone like you -- someone who has seen unresolved construction defects so severe that it ended in litigation.

Why? Well, for one, it might make the OP a bit more wary. He might even decide, with fresh information, that being the client for a custom home build isn't for him.

While, as you point out, a defect litigator typically isn't a real estate transaction attorney to write a contract, I suspect a litigator such as yourself may have some opinions on things such as the extent to which a contract can -- and can't -- protect the OP from the downsides of construction.

I suspect a defect litigator might have an opinion on who a good real estate transaction attorney would be.

Yes, i feel risky to wit out several months, it is much more straight fwd to buy existing one, contemplating...
