Just 20 minutes east, you are out of the city heading north on 15 to enjoy southern utah or take highway 93 to central and northern Nevada. If you do not like hunting and fishing etc, maybe this does not matter to you.
You arent kidding about the Summerlin Costco. Parking sucks. You have people almost plowing you over to get a sample-like they are hungry and homeless. I need a glass of wine or beer before my husband can get me into that place.

So, from reading this, 89129 seems to be the best of both world. In just over 10 min you are at suncoast casino or other shopping and dining, and you still have the half acres, the cheaper houses and the same low crime rate as summerlin, plus you can have a boat or RV. Right?

I guess...Suncoast casino is a dump, not exactly fine dining...We looked in 89129 too. There are actually some track houses with RV parking in that area, they are a little older though, like built in the 90's.

I personally would not live in the unincorporated areas. The problem I see is that there are zero rules. While I do not want an annoying HOA that micromanages your life, there needs to be some rules about how many broken down old cars and washing machines can be in the yard. These areas have mansions next to dumps.

I believe it is iron mountain estates, it is east on El Capitan. There are tracks of really nice, maybe custom homes. They are on half acre lots. About 8 months ago for 500 to 600k you could get a pretty epic 5,000 sq ft home over there. Only problem I see is a little far from the freeway if you commute.

I personally like it in providence too. The sky canyon development looks like it is going to be really nice. There are a few small tracks in providence that are nice with RV parking. If you get a corner lot you could get 1/4 acre. We just got a really good deal on the house in 89143, because the military family was deployed and had to sell immediately.

You think Summerlin has what it takes to build that kind of history? 'fraid that ship has long sailed.

Fascinating. According to Metro there has not been a single report from Queensridge in the last 6 months.

But our poster has helicopters circling.

Please... These things don't get reported, they happen without announcement like so many other pertinent realities. I've lived in there for 4 years and the fact that you are trying to get me to question my own eyes and ears is astonishing. Now I know you're out there lvmensch, way out there. Queensridge is absolutely plagued by petty crime on a weekly basis and it is gradually getting worse.

But didn't happen I guess because metro, well............. yeah.

With respect, you don't live in there. I do and I am telling you straight up how it is. Do you know how many times the HOA has switched in there because of their incompetence and inability to mitigate the growing crime? The HOA was fine in there for something 20 years, then all of a sudden, the crime comes and boom, fired HOA, next fired another HOA, next.... cause nothing is getting done to fix it. The golf course is why I can't sell right now but the crime is why I really wanted out. It will only get worse, and with the coming high density in there, I see it coming a mile away.
