You have to decide what is meant. A $535K house in Portland woud cost around $300K here. And it taxes would be between $3000 and $2600. A $535K house here will have taxes from $5500 to perhaps $4000.

$2000 is too cheap in either case.

A lot of people from NY and CA here too.

Not true on taxes. My house is at least double $530,000, in very desirable area of Summerlin. That is about what we pay.

Quick check of 15 million dollar homes around Summerlin Pkwy shows taxes ranging from $5,000 to $12,000. Lots of this is likely due to the homes bought before the crash being protected by the low values reached at the valley. The high end is where it should be.

That's interesting.

Is that anecdotal, or do you happen to actually have stats on that?

So many white people from Las Vegas and Southern California travel up to the Pacific Northwest and see a little bit of lush, green landscape and think all of their problems will vanish if they move there: no brown people, no Espanol, no traffic, no heat, no HOAs, no sales tax, no desert scenery, etc.

They think, by moving, that their problems are going to vanish, only to find out that their "problem" all along was themselves and they were just blaming the environment in Nevada or California.

Had a few acquaintances in high school who were social misfits and they finally moved up to Oregon after complaining relentlessly for years about L.A. So they vacationed in Oregon and thought they found "paradise" and moved there.

Now, years later, they still complain relentlessly, but instead of L.A., it's about Portland, Salem and Eugene.

So, it's interesting to me that Las Vegas is full of ex-Portlandians. Perhaps these people are Portland natives that wanted to go south for some Vitamin D and excitement?

Highest price, same view as me same size close to mine. One sold last year 1.175 mil and other sold 2 months ago for 1.275, so prices in certain areas are coming back.

Actually the NV system is nicer than CAs prop 13. The big difference is the taxes do not reset on a resale. So you get the last owners tax plus a max of 3% presuming owner occupied.

In CA it resets on a sale with some exceptions. So taxes can double or triple on a sale.
