I'm Moving to Vegas! , WHERE SHOULD I BUY MY HOME ?? (Las Vegas: condos, crime)

Hello everyone, as you can tell from the title, I am going to be moving in Vegas in a couple of months and although I am super excited, I am stressed out because I have a hard time determining where I should call home.
I am a 23 y.old single male who saved up ~150K to buy a new home. I bet on professional sports for a living (baseball, hockey) so Vegas is the perfect place for me to call home. But before I fully commit to buying a home I want to make sure it's in an area I am 100% happy with.
1)I do plan on going to school when I move, and I would prefer to live in a place that makes the daily commute to UNLV under 30 mins.
2)A short commute to the Mccaran airport would also be nice considering that I travel out of the country 3 months out of the year (but not necessary).
3)I've read online on the prevalence of crime in Vegas, so I would prefer to live in a safer area considering I store many valuables such as cash, technology, and jewelry in my house, and I don't want to run the risk of them being stolen or damaged.
4)I'm also into the the fitness lifestyle so living in an area that provides close access to parks, basketball courts, and gyms would be nice but not mandatory.
5) Like I said earlier, sports betting is my life and how I pay the bills. I don't have to live next to caesars, but living close to a hotel with a good sportsbook would be a HUGE plus. (but also, not necessary)
6) I LOVE to go shopping (it's bad). I find myself going to the mall once a week so an area with a nice selection of stores would be great
From my own personal research, i am intrigued with the Silverado Ranch Community. It seems like a safe and quiet neighborhood, and is very close to the South Point hotel that carries all my sports betting needs. The only gripe I have with the place is that it seems a little boring and there aren't many gyms and I fear that I quickly become disinterested in the area. If Anyone here lives in Silverado Ranch, could you tell me your own personal experiences living there, and let me know if any of my assumptions are true.
Summerlin was one of the first place I looked at, but with my budget it doesn't seem like I could get a bang for my buck in that area. Also adding to the fact that it's a longer commute to the airport and school, has me on the fence for the time being.
I'd look for a condo in the Park Avenue / Manhattan developments. Just off Las Vegas Blvd south of where it's The Strip. Easy access to both The Strip and the airport. There is a low traffic back way to the strip that will get you there much faster than just driving north on LVB. You can get a two bedroom for cash for you $150k. Both complexes have indoor parking, pools and gyms.

150K is marginal in Silverado Ranch. Some of the condos perhaps. Maybe a small SFR though you would likely need to get up to $175K. $150 will get you into Boca Raton and such. I have placed a couple of poker players in homes there and they liked it.
You might do well in some of the older high rise condos. Wimbledon Tennis Club is quite convenient to both the strip and UNLV. And there will be a few places in the LV Country Club which is probably the nices way to live near the strip. Platinum or Meridien may also work.

You want Green Valley Ranch.
McCarran is 15 minutes away on the 215. UNLV is 20-25 minutes.
Henderson is significantly safer than Las Vegas. Green Valley Ranch is one of the best communities in Henderson.
There's a brand new Lifetime Athletic that is the best gym in town. The community has tons of parks and outdoor basketball courts.
Green Valley Ranch is one of the largest and nicest sports books in town.
The District has a ton of outdoor shopping and dining.
Summerlin has all the same amenities, but is a further drive to UNLV and McCarran.
Rent a condo at Bella Vista (Paseo Verde and Green Valley Pkwy), get a Lifetime Athletic membership, and live happily. Everything you're looking for is across the street.
Don't do Silverado Ranch, the area is less desirable with less amenities. While it's geographically closer to UNLV/McCarran, it's further from 215 which makes the drive longer. South Point isn't as good as Red Rock or GVR (no personal TV screens, crappy projections). There's no commerce similar to Downtown Summerlin or The District at GVR. The gyms aren't a luxurious Lifetime Athletic, it's a mediocre 24 Hour Fitness. The area has less parks than Green Valley Ranch or Summerlin.
You will need to get all of the sports books apps so that you can bet on your phone too.
If you're a professional sports bettor you'll get limited/banned from several of the apps after a few bets. More specifically, William Hill and Cantor.
Other apps either have small limits (Westgate/Treasure Island), limited offerings (Wynn), or never have the best number in town (Stations and Coasts). I haven't tried MGM's app yet.
The bulk of action by professionals is done offshore.

Your post indicates you are into spreading BS this month.
Yes GVR is nice. But it has the same problem that Summerlin does...outside his budget for anything decent. And it is no safer than Summerlin. And it is not nearly as convenient to UNLV and the strip as Silverado or the older condos. And it is oriented heavily toward families with children. It is not bachelor paradise.
And if access to young people is as an amenity Silverado Ranch tops GVR by miles.
As I suggested to him he will likely be better off in the older condo towers than any of the SFR areas as he cannot afford the prices...
But I would think the only place worse than GVR would be Anthem or Sun City.

Wow never heard of Green Valley Ranch, I'll look into it. I make good money, but I really don't know about Lifetime Fitness lol. I heard the place is $150/month and I want to go to a gym where I can make alot of friends cause I know nobody out there. Lifetime looks amazing, but it looks like a place full of age 50+ retirees but I could be wrong.
