The problem with a HOA is it may start laid back but get a couple trouble makers moving in and things can change QUICK.

The rules can always be changed and amended. You may like the new ones and you may not.

We just bought in the NW Centennial Hills area....1/3 acre w/ RV parking. Pretty easy to find. Though the issue is that in Las Vegas they put big houses on big lots. We were looking only at 4+ bedroom, 3+ bathroom .25 acre + and found lots of options.

"Mansions mixed with with meth labs" That pretty much was the reason I moved out of the far NW part of town

Nonsense. Meth labs have been out for years. You might find a grow house but that would be very rare. Places are too expensive. Even a 1970s that need full refurb will run $300K

Grow houses and meth labs in the old days were almost always in older mildly run down areas.

The northern edge of 89143 in a gated track. The hoa seems chill as there were many cars parked on street.

It is very nice out there. Had friends who were the agents on the Log Cabin tracts. The nice thing is you need only go a little north and you are in to forever desert park lands. So the suburbs will never swallow up that area.

Yeah, we looked into the parcel and land ownership in the area. The fact it cant develope more than 1 or 2 parcels beyond our track is great. It will never get loud and congested near the house and it will always be nithing but desert and mtn views from the balcony.
