Hello, I'm from Fresno, in central California and considering buying a house in las vegas. Houses in central california are crazy expensive now and overpriced for the area in my opinion. Looking at zillow, trulia, realtor, houses in vegas are comparable if not cheaper than Fresno. I'm going to pull the trigger and go for it in mid-2017, so i'm slowly doing research. i dont think i can stay in california with the home prices rising. i think 5-6 years ago was just perfect, but now it's not.

I have been to Vegas on several occassions, my parents have friends there and we have visited their homes which were rather nice. Their friends bought theirs in 2003-2004.

They all live in the area code 89141.

1) I'm looking at areas in West Las Vegas, either southwest or northwest or west-central area near Summerlin.

2)I might buy a preowned home, but also considering new home developments, can somebody guide me where to look?

3)this part actually has me nervous. I saw this blog online, about this 2 people shopping for a house in vegas with their realtor. and the thing that i took away from it was the housing market goes real fast in vegas, meaning the house is put on sale, and sold real fast. those 2 couples had a hard time because the houses they like sold real fast, and when they made an offer, another buyer bought it with cash, or when they made an offer, the seller didn't want to sell it for the appraised price. they've been looking for a house for nearly 3 months now.

is it really that difficult to buy a house in vegas because of the high sales turnover and all the good affordable ones gets taken really fast? i've been looking online, but i'm not sure how reliable it is, i could be looking that its still availabe but in reality its already sold.
