We will be in LV this week ahead to consider living there permanently. We have been to the strip many times -- usually visit LV once or twice a year for the past couple of decades -- and we have been hiking in the surrounding areas. But we have not spent time viewing residential communities.

We are looking for 55+ "ish" communities that have good amenities for us to be able to exercise and build a network of friends since we don't know any LV residents.

We're wanting a place with great views (city and/or mountain) and some good walking trails nearby. Our budget is $300-500K. Any recommendations would be greatly appreciated.

Do you have a location in mind?

In Henderson is currently heck out Sun City Anthem, Solera at Anthem, and The Club at Madeira Canyon.

I don't know the residential areas, but from what I read is Summerlin a highly desirable area?

Sun city Summerlin (SCS)would fit your lifestyle. So many possibilities of making friends in their community centers of which there are a lot of. Plus the walking trails. Close to Red Rock for hiking. The only things I don't like about SCS is it's around an older area for shopping. But go a little further and you have downtown Summerlin all shiny and new. And Tivoli village close by. And only one way in, which might take awhile sometimes getting home. If you are up higher in elevation, you get some really fantastic views. I loved the whole SCS feel. I often think about moving over there eventually if we are going to stay here permanently. Older, but still very nice.

I live close to Sun City Aliante right now. Also considered that. Very nice, golf course, lakes and ducks. Close to a lot and the casino. One community center where you can make friends. Plus, just walking down the street there, everyone wants to talk. If you were walking for exercise, you wouldn't make it far, because everyone wants to talk. And some never stop. We go over there twice a year for the semi annual garage sale in our community here in Aliante.

Anthem is also nice, but further from amenities because it's newer. MacDonald ranch was nice, but expensive. I went there for an estate sale once, loved the feel of the place.

My favorite over all was easily SCS. It had more than I had hoped for and now with downtown Summerlin, that seals the deal. You have to see it. Make it your first choice, then see the rest of the communities. I think you will like it like I do.

You are into the standard range for nice view houses in the active 55+ communities.

These include.

Sun City Summerlin - Largest, oldest of the Sun Cities. into the western foothills. Many nice views of golf course, strip, city, mountains. Multiple quite nice recreation facilities.

Sun City Anthem - Next large development. Newer than Summerlin. Perhaps 10% more expensive. Otherwise very similar. Nice facilities including a great main club house.

Sun City McDonald Ranch. Somewhat smaller and slightly lower price point. Flatter than first two so lesser views.

Sun City Solera - Lower end adjunct to Sun City Anthem.

Siena - Smaller more upscale. Guard gated. Perhaps the nicest homes of any of the restricted communities. Most expensive of the set.

Sun City Alliante - Lower end version in NLV. Flat but nice mountain views over golf course. Homes more energy efficient than other versions.

There are others...Los Prados, Solera at Stallion Mountain, Las Brisas etc. But those are the larger and more common ones.

I've looked at home listings for just about all of the 55+ communities. They've all run between $15/mo up to maybe $50/mo but overall the HOA fees wouldn't be a deterrent to buying a house in any of those places.

If you want exact costs, go to realtor.com, trulia, or one of those sites and search for the development name (Sun City Anthem) and Henderson, NV.

check out Ardiente by Shea homes in NLV. We bought a home 2 years ago and love it there.
