We don't want an HOA. Are there any nice areas around Las Vegas that are not HOAs? Thanks.

There are places scattered throughout the valley.
The one I am most familiar with is quite nice.

Yes, they are out there. I particularly like the Mission Hills area (SE of Mission Dr/College in Henderson). Near Lone Mountain is nice as well.

You're mostly looking for 1/2+ acre lots in the "rural" (not really) neighborhoods.

My neighborhood is off Decatur between Alexander and Gowan, no HOA but the houses are kept up pretty nicely, no HOA doesn't automatically mean ghetto

I think I recall from previous posting that you are looking for something around $200k? Knowing the price range your looking for will help narrow down the options.

At 200k you'll have to make some compromises. Older Henderson, Greenway/Heather is all no-HOA and likely in that price range. Safe area, built in the 80s, but it is older.


The rural/1/2 acre lots are all going to be 300k+.

We just moved to our 2nd rental. nEITHER WAS IN A hoa.

They are all over it's your money get what you want!

We have an agent who was happy to show us JUST homes that were not in HOAs.

If you want his info message me since so many seem to think its a waste of time

Many of the HOA fees I've seen in areas of Henderson aren't really very much, but I suppose it's all relative to what your budget is. Personally I would rather live where there is one as the it takes care of the front maintenance (so they say) and also the neighborhoods seem a little nicer.
