Hi folks,
My wife and I are looking at relocating to Las Vegas and can afford pretty much any area (we are relocating from Orange County). What areas are the best to live in from the standpoint of crime (lack thereof) and culture (at least a Trader Joes') I looked at henderson and Summerin a bit online, but I am an outsider. Can anyone help me? Much appreciated.

Henderson or Summerlin, you got it. Just pick a house over $750k and you are in the right neighborhoods.

Doesn't Henderson have Summerlin beat on crime though? It seems for the past several years Henderson is always rated in the top 10 in the country for a good safe place to live.

Summerlin isn't a city, unlike Henderson. Makes it rather difficult to identify crime specifically in Summerlin versus the rest of Las Vegas.

Good point. I guess Henderson does get a disproportionate amount of media attention perhaps because it's an actual city vs. Summerlin being a master planned community within another city.

Will it be your only house? Or a vacation house? Or a primary house where you only intend to spend part of the year so you can get out of California State income tax? What age group are you in? What do you like to do with your time?

Yes stay in those two name brand locations.
Avoid North las vegas at ALL COSTS!

We want to keep the housing prices down another year

In truth I have been to both those areas and they really did not "do it" for me.

The WHOLE truth is the valley is like a patchwork quilt. There are pockets of crime next to great areas. Very different from my home state. There for you can not really move "away from crime" in the same way you can in many metropolitan areas.


So be sure you SEE what you are renting as there can be HUGE change in the same zip code and even literally block to block.

It's really about what you want to be near and what you like to do.

Is better to own a townhome if you are buying, not condo like the Horizons at Seven Hills, Henderson, NV. All four walls are too thin; can hear everything such as going to bathroom, bed sound from above, talking, laughing, tumbling down the stairway, music/TV, etc. Not a nice quiet community you think you are living in. You first see it as nice till you live here few years.

Anyone who relies on a zip code and not on observation deserves whatever befalls him or her. Shame on those who foster this unbelievably shallow metric.

ScoopLV is partially right, zip code data doesn't tell the whole story especially if it is not current, but it's not something to totally disregard, especially for someone who is starting their look from out of state.

There are many safe places to live in Vegas. Use your common sense and look at the neighborhood your considering. ask yourself the following questions. depending on the answers, you should get an idea of what you are looking at.

Realtors are not allowed to disparage neighborhoods so don't expect them go into detail regarding crime in a neighborhood.

Below is a list that was posted in part before which speaks to ScoopLV's suggestion of observation.

1. Do the homes, or lower apartments have bars on the windows?
2. Are there dysfunctional cars parked in driveways?
3. Is there garbage thrown about in the streets and yards?
4. Is there a major bus route stop?
5. Is there an elementary school within walking distance?
6. Is there a high school within walking distance?
7. Is the neighborhood on the flight path for McCarren Airport?
8. Is the neighborhood on the flight path for Nellis?
9. Is there graffiti on any of the walls encompassing the community?
10. How many roads/highways give access to the community in case 1 gets closed?
