Maybe I'm lucky where I am in GV, but I have zero traffic. Where is the traffic bad? I get Eastern, but I have little need to go on that road.

Definitely spend a day or two in each area of town, as streets can go from great to pretty awful in a matter of block, and driving through the major thoroughfares won't give you an adequate feel for the neighborhoods.

We missed a few when we were here scouting, and there are some really nice homes we would have considered.

I'm a little perplexed at what a Kiddie Car is... I googled them, but not sure why a parent would be pushing one?

And in my last house in Summerlin, would much rather have had small kids playing with kiddie cars rather than the teenage packs that come out after dark and go screeching around the corners showing off how they drive their grownup cars...

Are kiddie carts the same as grocery carts?(stolen from grocery store parking lots?)

If so, that most definitely is a sign of a bad neighborhood.

Are you north or south of the 215? Or is everything south GVR and north GV?

I am 1 mile north of the 215 in GV. Wigwam/Green Valley Parkway. I can either jump on the 215 on Valle Verde if I'm heading East, or on GVP if I'm heading West. The only traffic I've seen has been from accidents, but on surface streets, pretty much nothing. Unless I'm considering it nothing, and someone else thinks it's bad. I suppose it could be perspective.

It could be different now than what it was last time I was over there. Summerlin traffic (at least where I've been in the past month) overall seems somewhat less than what it was 5-6 years ago too. I'm sure my perspective might be a bit off though coming from metro that I think is something like 6x the population of the Valley.

I'll been visiting Seven Hills frequently...next time I'm out that way I will check GVR out a little better and come back with my opinion.

I'm in the same area as Raiderman and in my opinion it's the best location in the valley. Nice, quiet neighborhoods, good schools and easy access to the I-215.
