Hi everyone.
I live in the bottom condo of a two level building.
The toilet has been sluggish in flushing. I plunged it out
Twice. It seems fine now but it will probably have
To be augured out eventually.
I was looking @ some "toilet bowl tune up" liquids
@ Home Depot. They apparently help prevent back up
If used for so many consecutive nights & then
On a maintenance basis
They are apparently enzymes that dissolve paper
& organic waste.
Since all toilets are environmentally friendly
(Poor flushing ) is there anything simple to do to eliminate
The need for snaking it once in a while ?
I cannot do that myself & a friend had to buy a new
Toilet after her sons friend came to the rescue &
Did it himself.

Three suggestions:

1) Hire a licensed plumber to look at the situation. Sure, it can be expensive BUT he may be able to resolve the problem permanently. You should have some serious sewer issues.

2) The best device on problem toilets is the toilet auger. Go to a local INDEPENDENT hardware store and ask them how to use it properly.

3) The early models of "environmental toilets" (we call them Clinton toilets) were terrible - two to three flushes to get it all down. However, the new ones flush it all down on the first try and have two settings depending on the "load." I think that we paid about $150 per toilet installed.

a floor seal doesn't affect the toilet performance.

a wax seal might if there was build up and some clogging, but doubtful... that's more of a leakage issue.

Lawrence was correct in his post.

I had the same problem and it was the wax seal that contacts the floor. Broken seal resulted in loss of pressure producing a slow flush.

Let me know if you want to investigate getting a new toilet. I did a lot of research on them as I was having trouble with renters clogging the toilet.

I found some that work great and found various seat heights that can be more comfortable to some. I would highly recommend a 1.6 GPF too which you can still get if you look around.

If you are in a condo, you may be able to have the condo association deal with this. lvoc and I had a conversation about this a while back. Often condo owners are not responsible for anything behind the paint. If this toilet is directly below the toilet in the unit above you, maybe they are doing something that affects your toilet?

Another thing: I think it's weird that you would have to perform regular maintenance to keep a toilet free flowing. Unless you are putting items in the toilet that should not be put in there, your toilet should work trouble free for decades.
