Way back when (before the real estate apocalypse), I had a plan to move out to Vegas, and eventually get into the commercial real estate business. My dad did this here in Backeastland after he retired (and went stir crazy being retired), and swore he should have gotten into the business 40 years earlier than when he did.

The plan was to move out Vegas. I'd have the money to float myself for quite some time without making real money. I'd get whatever licenses where needed, take a couple of classes, than try and get a job as a commercial broker. The idea was not so much to make a living broking (although doing so wouldn't be bad), but to use that as an entre into the business, and to get on the inside on better deals to buy properties, which I'd then rent/run for income.

I'm at the point where I had envisioned implementing this plan. But, as everyone knows, things have changed. Things are not nearly as go-go as they were pre-crash. Would this make any sense in the current environment? I know things have come down, but I also know there are a lot of players with cash in the market.

Also, would this plan make more sense somewhere else?
