LVOC I forgot about the Nellis area you mentioned thank you. However which areas south of the 95 are bad? I can't think of any. Most of those areas are decent. Most of them are older areas. The ones i mentioned are dangerous areas.

W. Washington and N. Buffalo is a decent area. It is affordable and you shouldn't have any trouble. Great freeway access. I live around this area.

I have no trouble with Buffalo and Washington. I in fact recommend it as a starting area. But by Rainbow it has gone the other way. There are still some nice tracts in there but some are positively creepy.

As to south of 95 anything in 89107 should be approached very carefully.

I am sending our OP a set in Huntridge and north of UMC he might consider. They are houses rather than condos but I don't know any good condos down that way.

If he wants a little more suburban he might come up your way. There are a few in there that will meet his price point.

I agree Rainbow has become hit or miss with regard to the apartment complexes. I was surprised since I just returned to the NW area after a stint in Aliante.

Too my knowledge there aren't many condos there. UMC area i'm not a fan of due to the traffic and the ambulances but it does provide a true "city" feel.

89107 it is older and a little run down but I don't consider it anywhere remotley on the level of the areas that we have previously discussed. However OP still has MANY affordable options.
