You're saying your appraised value is 30% under market value?

Their appraisal varies. I'd say usually it's under market by 10% or so, but that varies. The last couple years I've seen properties that were 20% over market, but they seem to have gotten a lot closer in line lately.

I mean that my house is worth $203k-215k (comp sales are $200-205k but comps on market are 220k) and my valuation is $62,800 putting me at $173k if you divide it by .35. They missed it by 15-20%.

The county's appraisal was done prior to Jan of this year.

Home values have gone up considerably in the last few months.

I had an appraisal done in Jan and sold comps are 15%-20% higher now in my neighborhood than my Jan appraisal. We'll see if it holds.

That'll be reflected next tax year.

Ditto what the Lee said, My house could be assessed at .20 to me its still worth a million dollars!

Looks like mine dropped 247$. It appraised right at what I paid and like what Lee and Mac said I'm not going anywhere for at least ten years so less taxes means less taxes to me.
