Hello all!

I'll be relocating to the Las Vegas area within the next 6 months and I wanted to get some opinions on this particular area. Is Centennial and N. Pecos (by the VA hospital and not too far from Nellis) in the northernmost area of Las Vegas decent?

Thanks!

No, it is not a good area to live(not due to crime). The housing is spread out and no decent shopping nearby. You will be looking at open desert land. Try going more west and you will be fine. Aliante is only a few miles away.

It's mostly undeveloped there. You can expect it to stay that way for a year or two. Maybe a little more. Are you thinking about that apartment complex in the area (I don't know the name of it). I see it when I'm driving down Centennial. The houses in that area -- like most recent developments -- are very tightly packed.

There isn't much in the way of shopping or restaurants. But they're close enough (in Aliante) so it won't be a hassle.

It becomes light industrial (a lot of warehouses) south of the golf course. But even then, it's not an unsafe area.

If you want to get away from it all, that's a good way to do it.

I suppose that wouldn't be a deal-breaker for me. I'm finishing my MBA and I'm dead broke anyway. From what I've mapped it looks like there's a Smiths and a Wal-Mart within a couple miles, which works for me.

There's a condo out that way that's right in my budget that doesn't have an offer on it yet. I'm okay with houses being packed together, and again the lack of restaurants and shopping in the immediate area wouldn't bother me.

Now, if you all were to tell me that it was downwind of a stinky manufacturing plant or there were usual burglaries every night then I might be a bit more hesitant to pursue it.

Thanks again! I really appreciate it.

Hope you like the desert dust storms when the winds pick up over 30-40mph.

If/when you put an offer on that condo, it's probable that the bank/broker will come back and tell you, "Three other people just put in offers, too! We're in a multi-offer situation!"

Don't fall for it. They're lying. Let me repeat. They're a stinking filthy bunch of lying liars. How can you tell they're lying to you? Their lips are moving.

They just want to see if you'll up your offer. Don't. A few days later they'll tell you your offer is accepted. It's just how the game is played here.

EDIT -- There isn't anything industrially stinky in the immediate area. But there is a pig farm about two miles away. It's possible that if the wind is right you might be able to smell it. I don't know. I just drive past the area occasionally. I never smell the pigs as far away as Centennial.

That one doesn't bother me either. I work from home and go to grad school from home. I usually don't leave my house. If there's a dust storm I'll just do what I do here in Phoenix when we have a dust storm: Stay inside.

That's how the game is played here in Phoenix as well. As of close of business today there were no offers on the condo and I intend to put an offer on it first thing in the morning. It will be interesting to see what they come back to me with after I do. I fully expect to get SOME type of run-around.

Please do post if they pull that crap on you. I'm interested in other people's first-hand experiences.

Also, do check the edit I made above about the pig farm.

Finally, what's the asking price, the square footage and your intended offer? I'll be the first to admit that's not my area of Las Vegas. I've got a two-block radius that I know really well. Pecos and Centennial isn't it. But there are Realtors and investors here who likely DO know the area. You might get some helpful advice.

I checked that area extensively and considered buying a home there. The proximity to the base and the brand new gym is the lone positive. If you go west from that location you will be subject to the "stink", some don't mind, perhaps those who grew up in the country. Personally, as far as I'm concerned you can find no better quality of life than the Boca Park area of Summerlin or the Seven Hills/Anthem area of Henderson. But if you're set on Nor'Town, Aliante is very likely your best bet. BTW, "aliante" in Italian means "glider" or "to soar", the name was probably coined by Frank Fertitta, Jr.

Frank Fertitta did not come up with the name Aliante. They did however name their casino Aliante station after building it in 2008. Aliante was born in early 2003, long before the casino was ever planned there. The casino was finished in November 2008.
America Nevada Corporation was the company that built Aliante from scratch.

I will have to agree with you about Seven Hills/Anthem area of Henderson. Very nice up there and some really beautiful homes. Summerlin has long been a big favorite of mine as well. If i stay in Nevada long term, I am thinking of either Henderson or Summerlin to end up in.

As far as living near Centennial Parkway/Pecos area near the VA hospital, it's a perfect location. Close to the beltway...not far down the road on 5th street there is a Target, PetsMart, Home Depot, Staples, a few restaurants/fast food, other assorted stores, Fresh and Easy supermarket, a Smiths nearby and gas stations. It is still growing out there, and some day they will finish it.
