so i am looking at houses (possible to rent or to move into, not for sure yet) and i think i have narrowed it down to summerlin, anthem, and seven hills. where would you rather live when it comes to crime, safety, schooling, and family friendly. thanks guys!

WNW Side of Anthem because of the location. Too much congestion in Summerlin and Seven Hils around Eastern

All three would be good choices and fit your requirements benice. Have you visited all three areas yet to see them for yourself?

Summerlin is touted as a family friendly Master Plan community and has specific planned family events for kids and families but I don't know if they are open to only residents or open to the general public anymore, lots of lovely parks with water features for the kids and plenty of jungle gyms, the YMCA up on Pavilion Center, pools, stores and eateries within its borders, plenty of walking-biking trails, three casinos (Red Rock Station, The Suncoast and Rampart Casino.) Both the Suncoast and Red Rock Station have bowling alleys and movie theaters.

Schools in all three communities are all OK, some schools better than others depending on who you ask, lol.

I'm still waiting for the person who wants to know the most bad-ass, crime-ridden area of Las Vegas with the lousiest schools.


Crime:
Except for hotspots around the strip, MLK, Nellis, and Boulder Highway, crime isn't a big issue. Sure, there's still crime. And maybe you might be safer within a gated community. And you can install a good security system. But your odds of winding up a statistic are about the same in all three communities. (And frankly, most other neighborhoods in Las Vegas.) There is no magical crime-free zone here. And when you get down to it, we're quite safe compared to other large metropolises. I'd much rather walk down MLK in Las Vegas than nearly any area of Oakland.

Safety: See crime.

Schooling: Bad all over the valley. We don't have good schools here. Families don't move here to give their children a world-class education. You'll get plenty of apologists for CCSD. But nobody can claim we're on par with Silicon Valley, New England, or New York. The school quality ranges from substandard to mediocre. And it generally parallels the crime map. So if you're in a relatively safe area, you'll get slightly better schools. Don't ever expect our schools to improve, though. Because that might require raising property taxes valley-wide by a dollar or two. Las Vegas would rather produce legions of dumb-asses than spend an extra dollar or two in taxes. (Plenty of bright, driven students will break through the mediocrity. But they're the exceptions.) Executive summary: If schools are that important to you, don't move to Las Vegas.

Family friendly: The same all over the valley, excepting of course the Strip, the Industrial Rd. strip clubs, and the streetwalkers on Boulder Highway. Keep the kids away from those areas, and Las Vegas is basically just a hotter, drier version of any other city in America.


So when you get down to it, just move to whatever area floats your boat, and gives you the most house for the money. Summerlin, Anthem and Seven Hills look like they were whacked with a clone stick, anyway. I see no real advantage to any of the three areas. And I think you're overlooking other areas which are just as nice, and give you slightly more for your money.

Obviously, though, you're past the point where questions here can help much. You need to come here, drive around, and see these areas for yourself.

Anthem is just too far out. You either have to go past Seven Hills to get to it, or go west out to LV Blvd, and deal with that traffic.

I like Seven Hills. But I think I'd prefer Green Valley Ranch / McDonald Highlands. If you pick well, you can have stuff (meaning shopping) handier to the house. Price and quality will likely be the same.

Oh, and about the schools: I don't have first hand information, but I do have a cousin in Henderson, who has a elementary school age daughter in school there. Both his parents are college professors, and he was happy with the school he's dealt with so far.

with seven hills its easy to avoid eastern all together but Nevadaned does have a point... anthem and seven hills are both very family friendly. i have a few friends that live in summerlin and they love it too... so i guess its just what side you prefer to be on... gas seems to be a few cents higher per gallon in summerlin though.

to the points about schooling being bad, i have heard that the schooling in henderson (seven hills and anthem) are actually very good in that area compared to las vegas because its a different city with different tax revenues? dont know if thats true cause i thought that taxing would be the same across the board state wide.

Incorrect. Henderson schools are part of CCSD and get funded the same as the rest of the schools.

In general, the nicer areas of town (LV or Hendo) have nicer schools. But none of our schools will ever be considered "world-class."

And, because I know it will come up, parents are going to chime in saying, "My kids went to such-and-such school and they did fine."

That's great. But there's no way to tell how those same kids would have turned out if those same parents sent their kids to schools in Cupertino or Fairfield.

There's no disputing that Nevada's schools are near the bottom of the nation's. That's really bad if your kids are gifted or need special ed. If they're middle-of-the road kids, they'll get a middle-of-the-road education. That's fine for most people. But not for those who want to see their child go to CalTech, Yale or Duke. Some will still make it. But still more would make it if we'd unrivet our wallets and hire more and better teachers.

obviously vegas isnt my ideal place to live but i play poker professionally and am there a good junk of the year anyway. im just trying to find the best possible fit for my family. i already know that its not the place for families. i just have to make it work in the best possible situation in vegas.
