My only advice:

1) Buy insurance from a Mutual Insurance Company. Less screwage that way.

2) Make sure the policy replaces the house, and gives you funds to live on while the house is being rebuilt.

Get TITLE INSURANCE. If the previous mortgage was assigned to MERS there could very well be problems if and when you try and sell the property!

Haha, now I'm all scared! Wouldn't it be cheaper to just get a lawyer to go over everything before I buy the house to make sure I'm not one of the 90% getting screwed by MERS? In any event, how much is title insurance? That's one expense I didn't even think about. I will be paying cash if/when I buy...and I'll likely end up buying a foreclosure (difficult not to).

My car insurance is also set up that way. If I total my car or if theft happens, I am able to receive a paid for rental car(30 days) while I look for another vehicle.

Close on my condo on Wednesday. Looking around for condo insurance. Has anyone used State Farm or Farmers? What type of experience did you have and did you have any trouble making claims?

Liberty Mutual- $466 per year, $39 per month. Multi-policy discount because they cover two cars with me. A few other discounts based on my specific situation.

$1k deductible
$460k dwelling w/ replacement cost
$46k other structures
$345k personal property w/ replacement cost
$10k sewage backup coverage
$300k personal liability
Actual $$ for loss of use coverage

I shopped my auto and home policies again this year, nobody could touch their homeowner's and only one could match their auto (but not homeowners).
