im military, and im being stationed at Nellis AFB, i have a wife and were trying to figure out where we should live. i really want to know of good neighborhoods only please, and if you could, please provide the zip code.

we were also debating on whether or not we wanted to buy or rent. im trying to convince her to think about buying but its not working. please give me some good feedback please and thanks.

If there is a chance you will be deployed overseas and you're not sure where you're going to be long-term, I would strongly recommend renting. It's a buyer's market now, but it's still very volatile, and the prices haven't stabilized.

However, if you're 100 percent certain Las Vegas is where you're going to put down roots, even if you're facing a deployment, you'll find plenty of good deals out there, and you should do OK over the long haul.

Don't buy unless here for five years or willing to rent if redeployed quicker than that. It may be possible to get your money out quicker but no guarantee.

I think you should rent for a year and be sure you like living in LV before you buy. The housing market is really depressed there, from what I understand, so buying to stay would be cost effective, buying to try and sell later would be crazy imo. See if you like it first, THEN buy.

As for zip codes, not enough information. How far are you willing to commute?

What's important to you: schools? a view? access to parks? shopping?

Lots of good zip codes in LV to choose from. But some zips have excellent areas and not-so-excellent areas.

89120, for instance, has high crime, poor schools, and is not a great zip code -- but Tomiyasu Lane runs through 89120, and I'd trade my house in a split second for ANY house on that lane.

My area of 89110 has a LOT of people stationed at Nellis. A lot of retired Air Force live around here, too. Up on the hill where we are, it's very nice. Down around Nellis Blvd? Not so much.

My point? Don't get too hung up on zip codes. There's no substitute for driving around various areas and seeing the valley for yourself.


As for rent vs own? I'm a big believer in owning. Unless you're sure this is a short-term situation, I'd buy something. Prices are likely to fall some more. But they're already below replacement cost, so they can't get THAT much worse.

thank you guys for the advice, and i was getting hung up on zipcodes because i had a friend giving them to me rather than the actual city or whatever.
i was told to look in the area of aliante or summerline. what do you guys think. oh and the idea of renting for the first year does not sound so bad either.

Aliente seems to be pretty popular with military families. It's a shorter commute to Nellis, than others. It's a newer master planned community with nice trails and shopping. I am always amazed at all of the military that come on here looking for help. I am surprised the bases don't supply some sort of concierge or relocation specialists for each city that spell out what communities are closer, where the good schools are, where can you live with the shortest commute etc........The zip codes supplying you, that you may want to focus on are 89084, 89085, 89086, 89087...........there are 2 closer zip codes, but the area isn't as nice. Seven years ago I lived in 89031 and when I sold my house a military family bought it. I was at Ann/Allen and a lot of Nellis families lived there.

Summerlin is always on the top list as a recommendation to live, I just wouldn't do it because of the commute. Complete opposite side of town than Nellis.

If you stay within the preferred areas of North Las Vegas (north of Craig) and some people will add "west of (fill in the blank street)" you'll be fine. Some of us differ slightly on just how far east you can go to feel comfortable. I personally wouldn't live east of Simmons if I were still hovering around the Craig road/Lone mountain/Ann road area............but the further north you go, the better the east side gets. So if you are north of Centennial then you can head further east and it's all new. Alinete has some GREAT parks, great trails and is really new. That would be my top pick. I'd rent at least a year. There's nothing worse than buying before you know an area well.

Unless you know for sure you will be here for 10 years, rent. Houses are still dropping in value and you won't be able to break even for the foreseeable future.

If you are forced to move and short sell or go through foreclosure, you will lose your credit and the ability to get a security clearance.
