I believe it takes a civil action in all states. However, if the OP is told to vacate in five days and chooses to sit there for three months, you can bet, on day 6 the new owners will file a civil eviction action. And the OP will have it on record. Once that action is filed, even if OP moves out, the eviction becomes public record. The sheriff does not have to come out, the action only has to be filed in court and then it is on the OP's public record for years if I am not mistaken.

You are mistaken. The judge must rule on the eviction. The standard and almost fool proof way out is to pay the rent. Nevada law is strongly pro landlord. But once the rent is paid it becomes much more of an equitable outcome situation.
