I was wondering if anyone knows if those units that are either REOs, short-sales, are available for financing - purchase?

I am looking to pick one up with 20% down and 750+ credit score. was wondering what is the likelyhood that I will get a loan out?

By the way, I live in LA and this is considered first time home buyer for me as vacation home.

I know a great financing person (he works for a company) i dont really care for the guy as a person but he does get the job done. That's the only reason i continue to work with him... (PM me if you wan the info) just dont be surpised if you dont fall in love with the guy but then again you cant argue with the end result.

Right now those two buildings are not FHA or VA or Conventional financing but there are portfolio groups that do financing... the problem is it's 30% down. i am in the exact same boat.

The martin is FHA/Conventional Finacing available but the prices are way steeper...

A lot of people have been trying to talk me out of buying at panorama saying there is too much noise and lights etc etc but honestly i can not sleep without all the noise...

personally i am starting to get fustrated with all the condo searching... all i want is a decent sized 2 bedroom condo that does not cost an arm and a leg... I love the size of regency but their pool sucks, the gym is straight out of the 70's the view sucks and the HOA's are insaine... I love the location and views of Panorama but the kitchens are soooooooo small, HOA's are good but the asking prices are so high... it's like "they" either get you with the price or get you with the HOA. I am getting so fustrated.

Because of the litigation in Panorama 1 and 2 makes it difficult to get any kind of financing. Like Grofica said you may find hard money lender .

I'm probably looking at the same sorts of places. Can be a cash buyer if necessary so I've got you there!

I've also been looking at Panorama towers. Regarding the noise, is it from the freeway? Similar on all floors? Both east and west sides? Or are the walls just too thin or???

I don't think noise is a problem. And location is great.

the noise can be a problem it depends on how sensitive you are to it. the best thing to do is go look at a few and and hang out inside the apartment for 20-30 min... me however, I can not sleep in silence so i prefer a place that is high noise and high lights.
