Looking at relocating to Las Vegas. Would like to find out average ulitity costs for a 4 bedroom, 1 story home with approximately 3,000 sf.

Interested in:

Electric
Gas
Water

Thinking to keep AC around 78 - 80 in summer and heater at 65 - 70 in winter.

Also interested in additional energy costs for a pool.

We are an older all electric of 3000SF..

Electric averages about $400. $200 or so in the spring and fall. $450 in the winter peaks at $600 in the summer.

I would expect a recent home to run half or two thirds of that. Gas will lower it a little more but not a lot. Propane will increase it 10%.

We have a pool but it has an electric cover. So we run only $15 or $20 a month for the pool. Normal would be more like $50.

We are on a well for $50 per month. City water will range from a minimum of around $25 to as much as $150 for a lushly landscaped half acre.

I just called the utility companies today on this exact thing. I gave them the exact address - here is what they told me (the house built in 2006, 3000 sq ft, 2-story, with pool, desert landscape - lot 7800 sq ft in 89031)
NV Energy - low $153.70 - high $500.32 - Balanced plan = $262.50 per month
Southwest Gas - low $35.00 - high $150.00 - Balanced plan = $45.00 per month
Water, Garbage - $40.00 low - $90.00 high. They don't offer balanced plan - but that averages $65 per month.

One thing to be aware of, if the home has been vacant recently (if it is a vacant short sale or foreclosure), the numbers they give you will be off. The lady at NV Energy told me the "balanced" plan quotes the last 12 months of service, even if it has been turned off, so you would have months of $0 averaged in with regular months.

That said, the prices you quoted sound close to me. We're in a 2300sf house built in the early 90's with a pool and our balanced energy is $230, gas is $55, water is $35.

You'll probably need sewer too, around $20/mo.
