Here is my dream house:
-- clean and safe neigborhood
-- about 1200 to 1500 sq feet, land size > 6000 sq ft
-- easy access to strip
-- walking distance to grocery and gym
-- single story house in a single story neighborhood.
-- big backyard, small front yeard
-- pool is a big plus, but not a must
-- valted ceiling
-- 2 bathrooms, one of which must have seperate shower, big shower is a plus, stone tile shower stall is a plus.
-- open floor plan, open kitchen
-- granite counter top, newer cabinets
-- fireplace is a must
-- tile floor is preferred
-- not facing west
-- prefer no HOA, I do not care about neighbor's lawn, because I am not going to water my front yard either, will be happy with dessert plants.

so...where can I find this house?

Sounds like you need a Realtor. Just give your specific list to one and they will pull properties for you from the MLS.

Are there alot of 2/2 homes in Vegas? That is what I'm looking for too, just like the OP. I love the house MacGeek posted, I'm very much into older homes due to the fact the newer homes aren't really built that well IMO, and then to have more issues with them from rush jobs to finish the sub development in time.

Older homes, have issues with them too, but they just feel right to me. Like a used jean jacket, it's been broken in and it just feel so nice. Plus you get that neighborhood feeling you don't get with new houses that are like stacked together so close. I can't see how people live like that, when your side yard is only as wide as your car, and your backyard is smaller then a sandbox. :O

Size, Lot size and single story leaves 811 homes. Fireplace about cuts that in half and Strip conveient location cuts it to about 75. HOA is not a big factor as 90% are not HOA.

The hooker however is only 6 are less than 20 years old and none are less than 10.

So what you have written is basically a spec for a home 20 to 40 years old...driven mostly by the smaller house on a 6000SF lot.

You need one in the more recent end of that range...say since 1985 to get the vaulted and open bit. You also need a flip or recently refurbed for the granite and such.

There are probably 5 to 10 out there if you can live with the age.
