My 2000sqft house in 89143 would be $293/yr for what looked like excessive coverage (2x replacement value of the home, plus displacement expenses, etc, etc). Not sure if ~$300/yr is expensive or not, but it seems somewhat reasonable. Question is, do I want to pay $3000 every 10yrs for "piece of mind"?

Insurance (and warrantys) are always bad monetary deals for the buyer, but in cases where the event against which you're insuring would bankrupt you (or kill you - ie, cancer with no health coverage) without insurance, it makes sense.

Be careful...While it is true you need to know something else. What is the probability of a large magnitude earthquake.

Then you need the probablility of damage to a frame stucco building which exceeds the deductible. Having been within 50 km of several 6 + quakes I would judge the probabiliity someplace like 1 in 1000. There may well be lots of damage... but it is virtually all minor.

The strapping requirements on water heaters is one response. That has proven to be a big problem in other earthquakes.

Las Vegas is in zone 2 which is considered low seismic activity, Bay Area is Zone 4 and REno is zone 3.

We should not experience structural damage if an earthquake hit unless the building is in very bad shape.

I guess it depends on what you consider expensive. I just called my State Farm agent and learned that adding an earthquake rider for my $400k house would add $329/yr. to my homeowners policy and also found out that my current $1,000 deductible would apply. I'm going to go by the agent's office and read through the rider myself to see if there are any surprises before deciding whether to purchase this. But absent anything strange in there, I think that I'm going to add it.

That quote you posted is different than what I found. I looked at a site that stated that according to USGC, Las Vegas has a 35.51% chance of a major earthquake within 50km, not 12%.

Edit: I found the state report dated 2002 that shows the 12% probability. I'll have to research further to see where the 35.5% came from.
