Hi, I am looking to rent a home in the LV/Henderson area. I am planning on flying out there in mid-March for 4 days to look at some homes. I've been looking on rentals.com and homes.com and I have found many homes that I would like to see in person, as well as the surrounding area. My question is that I see that homes for rent are listed by different realtors, but if I contact one realtor will they be able to show me homes listed by other realtor? I want be able to see as many homes as possible when I come out there.

Up to the realtor if he wants to be in that part of the business. Some don't want to deal with the hassle for what usually amounts to $300-400 in commission. Others need the cash flow or want to earn a future home buying customer. Call around and find one who will work with you and your situation. They'll be able to send you MLS listings fitting your parameters so you can see about what your budget will get you in your chosen areas.

Will property owners show their properties, for rent, during the weekend and on a federal holiday. I am now looking at coming out in February, during President's day weekend, to look at some rentals, but I don't want to waste a trip if I can't see anything.

if they are listed through a realtor, the property owner does not show the house... the realtor does... if they are on craigslist as the property owner is listing the house, then obviously it is up to the property owner..

tread carefully, there are a lot of homes being rented out that are in foreclosure

In any rational rental spec you can see all the good ones in a day.

The rules are simple. They will generally rent no more than 30 days out. The available properties turn over 50% in about 3 weeks. If you want less than a years lease it gets complicated and cost goes up.

My property management is Nicklin Property Management. I think on their website they show what properties they have. I've been renting from them for 7 months. So far so good.

you don't go to a property management company to view properties... they will show you only their listed properties... you get a realtor.. plain and simple or you do it on your own.... You are walking him into the lion's den by himself by doing that...

Obviously a property mangement company is only going to show their stuff. If someone likes what they have and they are a reputable management company I don't see what lion's den one is walking into. If he doesn't like what he sees he can walk out. Great thing about freedom of choice. I used a realtor and one thing I can tell you is the condition of properties I saw said a lot about what kind of property management you will be dealing with. Some of the places were great locations and great places except they were dirty when I was shown them. If they couldn't get their properties clean enough to show how do you think they will be when you have a real problem? You sign a lease with the property mangement not your realtor. I'm not saying not to use a realtor but make sure your realtor is comfortable with the property management as well because in the long run that is who you will be dealing with.
