Of course, you already know the answer. In fact, many very high end homes are going to quartz Caesarstone and other materials in lieu of granite. At the mid-high end black appliances are starting to be favored over stainless steel (personally, I hate stainless because it shows every finger mark, etc; I guess at the very high end, they have live in maids)

That's the Rancho Circle, Rancho Bel Air area that I mentioned above......the area I said that reminds me of California, nice to see I am not the only one who thinks so I think it's the mid century moderns, the big ranches, Tudors and the huge trees.

I've always thought it would be nice to live in the Scotch 80s, Mcneil Estates or any of these areas. The quality of the "product" built back then is unparalleld. To be able to use a wood burning fireplace, have a massive front lawn setback, with 50 year old oaks and maples....ahhh. There's nothing I hate worse than the stuff built litterally side by side these last few years.

I LOVE Silver Springs. Sure the houses themselves are dated, but I love the trail system, rec center, parks, the general look of the area. If you want a great walk, try the Pitman Wash Trail. We drop the car at the Park on Pecos right around Wigwam or somewhere and walk east. It takes us a couple hours at a brisk walking pace, and is scenic. I think we do about 8 miles round trip walking, but can only do it from about late October to early Spring. I can't take the sun or heat LOL!

I know. The sad thing is that before I can get the dark hard wood floors, black granite and stainless steel, it'll be on its way out. I've already noticed a lot more light wood being placed. Funny how in the 70s it was our avacado fridges, brown shag carpet and orange accents that make people sick now. Or like you mentioned above our sea green/pink southwest style and white washed cabinets. Give it another ten to fifteen years and people will balk at stainless steel and granite as dated

I live near there in a VERY nice, older neighborhood (1960s houses, mature landscapes, fireplaces, deep pools, well maintained...).
My only beef is that every time I drive past that sign I want to stop and correct it, it should read "An Historic..."!

Well, to put it in perspective, if 20 is the benchmark for being old, some of Summerlin is actually very close to meeting the mark. Some of the neighborhoods in the Hills village were started around 1994.

Sun City Summerlin started circa 1989-1990, so technically they have already hit the mark. I've drivern around that neighborhood and it is beautiful, if it wasn't a 55+ community I'd live there

But Summerlin also has extremely active and strict HOA's from what I can tell. That neighborhood may continue to age as time goes on but it will NEVER go downhill

I never would have guessed the Hills has been around since 1994, it sure as hell doesn't look it

A lot of neighborhoods will go downhill with lax HOA's or none at all. A lot of older homes don't have them, and some who do still aren't that great. There's a place in Orlando called Meadow Woods that got rid of it's HOA once the neighborhood was built out around 1990, and now it is considered lower middle class

As for Summerlin, those people dont want their property values to fall anymore than they already have thanks to this market, for them...HOA's are here to stay

And even though Summerlin is 20 years old now with 100k+ residents, its STILL not completely built out

We are in Desert Shores and it is still a nice clean place to live. We live sort of right int he center around all the Lakes, so not near the outskirts where it has seemed to go a little downhill. We have a clean and great community here. Hardly any for sale signs or houses that are foreclosed and left to gather dust. We have been here for almost 20 years and I know my parents wouldnt move for anything!
